Hospitality and property investment organisation in Saudi Arabia
The problem this seat exists to solve
This seat focuses on how hospitality owners select, govern and, where necessary, challenge operating partners. The director must evaluate the relationship through owner returns, service quality and the practical ability to respond to underperformance.
Responsibilities of the director
Review material operating arrangements, performance expectations and capital approvals. Examine whether information supplied to the board distinguishes market conditions from operator-controlled results. Ask how the owner verifies data and whether the reporting explains the cash consequences of operating decisions.
Qualified candidates
Candidates should have ownership-side hospitality, investment or board experience. They need familiarity with the commercial structure of operator relationships and the full cost of maintaining the asset. Evidence of handling underperformance or changing an operating arrangement is more relevant than a career limited to favourable trading periods.
A performance review with consequences
Require a clear account of the issue, the corrective action and the time needed to observe improvement. Compare intervention within the existing relationship with other realistic options. An operator change may create disruption, capital expenditure and a period of weaker trading; those costs belong in the decision rather than appearing after approval.
Capital and incentives
Assess whether incentive arrangements encourage sustainable performance and whether requested investment serves the owner case. Challenge both unnecessary specification and damaging underinvestment. The board should understand when an apparent operating saving creates a later property cost or weakens the service proposition.
Effective board service
Applicants should explain how they have challenged an operating partner while preserving the ability to work constructively. The contribution should improve the board's understanding of rights, remedies and commercial choices, supported by appropriate specialist advice.
This is not an executive hotel-management appointment. Management retains operating and contractual administration. The director brings independent oversight of the relationship and helps ensure that significant decisions are based on the investment's long-term economics rather than frustration with a single reporting period.

Before you apply — Saudi Arabia
Foreign nationals serve on Saudi boards, and the framework does not bar it — but sector licensing, the four-year election cycle and, for regulated firms, SAMA or CMA approval shape the route in.
- Residency test
- No general residency requirement for a non-executive director of a listed joint stock company; some regulated sectors and executive roles do carry residency conditions.
- Nationality test
- Certain licensed and strategic activities carry Saudi-national requirements at board or management level. Check the sector's licensing conditions before assuming the general position applies.
- Work authorisation
- A non-resident non-executive director attending board meetings travels on a business visit visa. Resident and executive roles require an iqama and are subject to Saudization requirements.
- Tenure limit once appointed
- Board terms are limited to four years and are renewable. Independence is reassessed each cycle against the CMA's criteria rather than capped by cumulative years.
