The problem this seat exists to solve
The committee role combines development-risk assessment with investment discipline. It asks whether a tourism or property proposal offers an acceptable return for its execution, financing and demand risks within the authorised investment mandate.
Analysis to challenge
Review land and development assumptions, cost escalation, absorption or occupancy, operating margins and exit conditions. Require the model to show the cash consequences of delays, not merely their effect on a return percentage. Examine how enabling infrastructure, approvals and operating partnerships affect the critical path.
The committee should test whether contingency is sufficient for correlated risks rather than treating cost, timing and demand shocks as unrelated. A delayed opening can increase financing cost while missing a demand season and extending pre-opening expenditure. Require the downside case to capture those interactions. Where approval is conditional, identify which conditions are fundamental to the thesis and which can be resolved during execution. This distinction helps the committee avoid approving an investment whose essential feasibility remains unproven.
Responsibilities within the committee charter
Assess diligence findings, challenge unresolved assumptions and record the reasons for approval, deferral or rejection. Recommend conditions that can be objectively tested and identify the authority required to waive them. Consider cumulative portfolio exposure to construction, refinancing and similar sources of demand.
Evidence after approval
Where assigned by the charter, review whether investment conditions were satisfied and whether performance remains consistent with the thesis. The appointment is not a sourcing-agent or fundraising mandate. Candidates should be ready to explain how they would handle pressure to approve an opportunity before material diligence questions have been resolved.
Candidate qualifications
Candidates should have substantial investment appraisal experience in real estate, tourism infrastructure or adjacent development assets. They must demonstrate independent judgement and the ability to communicate a negative investment view constructively. Experience following investments through adverse scenarios is important because an attractive base case is only one part of the decision.

Before you apply — Saudi Arabia
Foreign nationals serve on Saudi boards, and the framework does not bar it — but sector licensing, the four-year election cycle and, for regulated firms, SAMA or CMA approval shape the route in.
- Residency test
- No general residency requirement for a non-executive director of a listed joint stock company; some regulated sectors and executive roles do carry residency conditions.
- Nationality test
- Certain licensed and strategic activities carry Saudi-national requirements at board or management level. Check the sector's licensing conditions before assuming the general position applies.
- Work authorisation
- A non-resident non-executive director attending board meetings travels on a business visit visa. Resident and executive roles require an iqama and are subject to Saudization requirements.
- Tenure limit once appointed
- Board terms are limited to four years and are renewable. Independence is reassessed each cycle against the CMA's criteria rather than capped by cumulative years.

Saudi Arabia·Tourism, Hospitality & Entertainment
Tourism development organisation in Saudi Arabia
The director will challenge how tourism demand assumptions translate into development commitments. The central governance issue is the risk of committing capital ahead of evidence that infrastructure, access, operating capability and customer demand will develop together.
Joint Venture Board Director — Hospitality Development
Saudi Arabia·Healthcare & Life Sciences
Hospitality development organisation in Saudi Arabia
Candidates should have experience of property or hospitality joint ventures and be comfortable reading financial models, development reports and commercial agreements with specialist support. Cross-cultural board communication and the ability to distinguish negotiation positions from entity-level decisions are essential. Prior involvement in a troubled partnership can be valuable where the candidate can explain what improved governance changed.
Non-Executive Director — Hotel Ownership Platform
Saudi Arabia·Tourism, Hospitality & Entertainment
Hotel ownership organisation in Saudi Arabia
This board seat focuses on the performance of hotel assets over time: operator accountability, capital stewardship and the resilience of cash returns. The director must look beyond a favourable trading period to the expenditure and operating choices that sustain the assets.
