Hospitality and property investment organisation in Saudi Arabia
The problem this seat exists to solve
This board seat requires an owner-investor's judgement over tourism investments. The director should examine the relationship between expected demand, capital commitments and operating capability without relying on a broad growth narrative as proof of individual asset value.
An ownership judgement about tourism investment
Review the allocation of risk among investors, developers and operators. An agreement that aligns incentives in the base case may produce conflict when additional capital is required. Examine how changes in scope, delays and underperformance will be governed before they become negotiations under pressure.
Govern capital release against operating evidence
Challenge investment proposals, development sequencing and the funding required through operational ramp-up. Ask which dependencies are controlled by the business and which rely on external infrastructure, partners or market development. Require a clear account of the consequences if those dependencies arrive later than expected.
Each phase should have evidence supporting the next commitment. Expressions of interest, projected visitor numbers and completed enabling works are different kinds of evidence and should not be treated interchangeably. The director should ask whether an initial operating phase is viable in its own right or depends on every later phase being completed.
Qualified candidates
Candidates should have substantial investment, ownership or board experience in hospitality, tourism or complex real estate. They need to assess development economics and operating assumptions together. Evidence should include a decision to phase, reshape or decline an investment because an external dependency was not sufficiently established.
What the board should gain
The director's contribution should improve capital allocation and the quality of the investment record. Management should be able to explain why the chosen commitment is preferable to realistic alternatives and what would cause the board to reconsider.
This is a genuine non-executive appointment. It does not impose a fundraising quota or require commercial introductions. Candidates must be able to disclose relevant interests and exercise judgement within the duties and authority of the actual board office, with appropriate specialist advice for legal or regulatory questions.

Before you apply — Saudi Arabia
Foreign nationals serve on Saudi boards, and the framework does not bar it — but sector licensing, the four-year election cycle and, for regulated firms, SAMA or CMA approval shape the route in.
- Residency test
- No general residency requirement for a non-executive director of a listed joint stock company; some regulated sectors and executive roles do carry residency conditions.
- Nationality test
- Certain licensed and strategic activities carry Saudi-national requirements at board or management level. Check the sector's licensing conditions before assuming the general position applies.
- Work authorisation
- A non-resident non-executive director attending board meetings travels on a business visit visa. Resident and executive roles require an iqama and are subject to Saudization requirements.
- Tenure limit once appointed
- Board terms are limited to four years and are renewable. Independence is reassessed each cycle against the CMA's criteria rather than capped by cumulative years.
