Responsibility for the property lifecycle

Seek assurance that material maintenance, refurbishment and compliance-related expenditure are reflected in the asset plan with appropriate specialist input.
Examine the allocation of responsibility for capital works, insurance, maintenance and operating interruptions within each asset’s contracts. Two properties with similar reported income can carry very different owner obligations. The director should ask whether asset plans recognise those differences and whether the valuation assumptions are consistent with the contract economics. When management proposes a change of operator or use, require an account of transition costs, approvals and the realistic period before the revised arrangement produces stable cash flow.
Portfolio and financing oversight
Examine exposure to seasonality, customer segments and refinancing. Test whether liquidity planning can absorb disruption or delayed capital projects. Review related-party dealings and the independence of valuations used in significant decisions.
Qualified candidates
Candidates should bring hospitality real-estate, investment or board experience, together with an understanding of the Italian operating environment. They need financial fluency and the ability to work with technical and legal specialists while retaining their own judgement. Candidates should be able to explain how a contractual arrangement changes the economics and risk of an otherwise attractive property.
Contribution beyond periodic review
The director should encourage early identification of asset deterioration and timely consideration of strategic alternatives. Effective oversight means capital is directed toward supportable returns and necessary resilience, with management accountable for implementation. The appointment is not a brokerage mandate and does not depend on personal access to buyers, operators or financing sources.
