The problem this seat exists to solve

This appointment concerns the board oversight of a resort repositioning venture. The director must evaluate the change in customer proposition, capital requirement and operating arrangements as one investment decision, rather than treating construction completion as the objective.

Commercial transition and the opening decision

What evidence supports the proposed repositioning? Which existing demand may be lost? How much cash is required until the revised operation becomes stable? The director should require explicit answers and a comparison of alternatives, including a narrower intervention.

Ask whether staffing, systems, supplies and sales arrangements are ready alongside the physical asset. If the launch is phased, define the service boundaries and the resources needed for each stage. A partial opening should not quietly become a full commitment before the required capabilities are in place.

Joint venture responsibilities

Review material scope changes, funding requests and operator agreements within the venture's authority. Clarify who bears disruption, delay and additional cost. Examine partner-provided services and related interests through a transparent approval process.

How the director adds value

The board should receive an honest account of cost to complete, remaining uncertainty and the conditions for releasing further capital. Applicants should describe an instance where a project's completion date was less important than its readiness to deliver the intended commercial outcome.

The role is a board appointment, not a development-management or brokerage engagement. The director must understand the duties and confidentiality attached to the office and maintain an entity-level perspective when partners' preferences diverge. Management remains accountable for implementation and the quality of the evidence presented for approval.

Qualified candidates

Candidates should have investment or governance experience in hospitality redevelopment, asset repositioning or comparable joint ventures. They need practical understanding of project risk and operating economics. Evidence of resolving a partner disagreement or revising a redevelopment plan under pressure is particularly relevant.
