An offsite-construction group needs independent board challenge before entering two housing markets whose planning, mortgage, warranty and installer systems could defeat a technically repeatable modular product.

The mandate

The board keeps returning to why a standardised building system that performs well in Finland should not simply be exported to housing-short markets. Management’s entry cases emphasise factory utilisation and construction speed, while local evidence on land assembly, planning categories, mortgage valuation, warranty acceptance, installer liability and residual value remains uneven. The adviser’s standing question is whether each target is a product export, a local delivery ecosystem or an uneconomic adaptation disguised as growth.

The monthly commitment is four days: one target-market evidence review, one operating-and-capital challenge, chair preparation and either committee attendance or an ecosystem visit. Five committee meetings and three visits involving planners, lenders, warranty bodies, developers or installation partners are included. Ad-hoc questions tied to a live land or partnership decision receive a response within forty-eight hours, but negotiation, technical approval and external representation remain management responsibilities.

The term runs for nine months through target selection, partner testing and the next factory-capacity decision. The committee may approve a single two-month extension if a named planning or warranty determination is delayed, after refreshing conflicts. The adviser will conclude with a market-system comparison, decision history, invalidating assumptions and evidence gates for pilot, scale or withdrawal. The chair decides renewal after independent-director review; no continuing market-development role is implied.

The adviser has no line authority, executive responsibility, transaction mandate or board vote. Management owns market entry, engineers approve the building system, local professionals interpret planning and warranty requirements, and directors sanction capital. The adviser may press for field evidence, challenge transferability, recommend a staged pilot or advise withdrawal, but cannot select land, approve design, appoint partners, promise mortgage treatment or certify compliance.

Relationships involving competing modular builders, developers, landowners, installation groups, lenders, warranty providers, housing authorities, investors or target-country advisers must be declared. Work for an active bidder or proposed partner normally requires recusal. Other non-competing board positions are allowed within the four-day commitment. Compensation will not vary with homes contracted, factory utilisation, land purchase, entry approval, financing outcome or appointment of a particular ecosystem partner.

Factory and product leaders see repeatability from the manufacturing gate, while country teams naturally argue that local exceptions can be solved after entry. The board lacks someone who has carried modular housing from factory promise through planning, finance, handover and resident acceptance across jurisdictions. Candidate qualifications

  • Has scaled offsite, modular or industrialised construction through planning, financing, installation and warranty systems.
  • Can evidence a market entry slowed or rejected because local delivery dependencies outweighed technical product appeal.
  • Understands residential land, permitting, mortgage valuation, warranty acceptance, installer networks and factory economics.
  • Has challenged international growth teams without substituting anecdote for target-market evidence and accountable specialist advice.
  • Can distinguish product localisation from fundamental business-model change and quantify the resulting capital implications.
  • Is independent of relevant builders, developers, lenders, landowners, warranty bodies, authorities and proposed partners.

Non-negotiables

  • Can attend five Helsinki committee meetings and complete three target-market ecosystem evidence visits.
  • Will not provide engineering, planning, warranty, valuation or legal conclusions through this advisory role.
  • Brings direct residential offsite scale experience; manufacturing excellence or real-estate investment alone is inadequate.
  • Will disclose land, lender, builder, investor and partner relationships before receiving entry proposals.
