Hospitality and property investment organisation in United Arab Emirates
The problem this seat exists to solve
This director will serve on a hospitality joint venture board where capital, development and operating decisions must be coordinated among partners. The role requires clear judgement about the venture's interests and the authority attached to the office, rather than informal representation of one party's preferences.
Govern the partnership when assumptions change
Require clear reserved matters, delegated authority and information flows. Scrutinise services supplied by partners and the basis for related charges. When a disagreement arises, separate disputed facts from competing commercial preferences and use the agreed escalation route.
Additional capital and the decisions it must support
Review budgets, capital calls, material contracts and changes to the investment case. Examine the connection between construction progress and operational readiness. A project may be physically advanced while staffing, systems or working capital remain insufficient to open a viable service.
For a funding request, identify what it enables, what happens if it is delayed and whether the revised plan remains supportable. Review how the cost and risk are allocated between partners. The board should not accept a new contribution merely because the alternative is uncomfortable; it needs a prospective comparison of available choices.
Candidate experience and board conduct
Candidates should have governed or held investment accountability in hospitality development, property joint ventures or comparable complex investments. They need practical understanding of financing, commercial contracts and operator relationships. Experience resolving partner disagreement without allowing governance to become a negotiating theatre is particularly relevant.
The director should support timely decisions with adequate evidence and a clear record. Conflicts and confidentiality must be addressed under the venture's actual framework. Applicants should describe a case where a partner-supported proposal needed modification before it could be approved responsibly by the board.
The appointment carries board responsibility, not a mandate to broker introductions or guarantee project funding. Management retains execution; the director should make its accountabilities and the conditions of approval more precise.

Before you apply — United Arab Emirates
Foreign nationals sit on UAE boards routinely, and the 2021 companies law removed the general Emirati-ownership requirement — but sector rules, Emiratisation expectations and the free-zone regulators' approval processes still shape who can be appointed where.
- Residency test
- No general residency requirement for a PJSC director, but some regulated and strategic sectors carry nationality or residency conditions, and free-zone regulated firms have their own residency expectations for certain controlled functions.
- Nationality test
- Certain strategic sectors retain Emirati ownership and board-composition conditions; check the sector before assuming the general position applies.
- Work authorisation
- A non-resident non-executive director attending board meetings travels on a visit visa. A resident director role, or any controlled function at a DIFC or ADGM firm, typically requires residency and a work permit.
- Tenure limit once appointed
- Board terms run for three years and are renewable. There is no absolute cap, but the SCA guide's independence criteria are applied at each renewal.
