Residential Booking Funnel and Partner Execution Lead mandate in Chennai, India · Residential Real Estate

A four-month consulting project will map residential lead-to-booking and cancellation friction, delivering a tested partner execution playbook and measurement rules without managing sales targets or making customer and project commitments.

The mandate

The defined problem is that residential funnel leakage and cancellations are reported separately from partner execution, making it difficult to identify which intervention improves dependable sales. The consultant will map agreed project funnels and test a partner playbook. The assignment does not own sales targets or authorise changes to customer contract terms.

Deliverables are a lead-to-booking state map, cancellation evidence register and partner execution playbook with pilot measures. The map must distinguish a stalled lead, an unqualified enquiry and a booking that fails a later prerequisite. Each proposed partner action should connect to observed friction rather than assume more follow-up always produces better sales.

The project runs from 19 October 2026 to 18 February 2027 over four months. The 23 November first milestone supplies a reconciled funnel and cancellation baseline. The 11 January second milestone delivers the playbook and pilot design. The 18 February final milestone provides pilot outcomes, revised guidance and user transfer. Three delivery days weekly are expected.

Acceptance belongs to the sales and CRM sponsor and nominated partner-governance owner. They must reproduce funnel-state counts, trace selected cancellations to evidence and apply the playbook to fresh partner cases. The pilot must distinguish intervention effect from demand shifts. A higher enquiry count alone will not prove the playbook improved booking quality.

The sponsor provides authorised minimised CRM records, booking and payment evidence, and access to nominated partner representatives. Chennai is primary with agreed project observations. Campaign execution, customer negotiation and construction commitments are excluded. Additional project families or a request to run ongoing partner management require approved scope and fee rather than extension by informal instruction.

What you will own

  • Define funnel states and prerequisites from CRM and booking evidence, preventing an enquiry or provisional booking from being treated as an equivalent commercial outcome.
  • Reconcile sampled cancellations to payment, documentation and customer-contact records, retaining uncertain causes rather than assigning them to convenient aggregate categories.
  • Map partner handoffs from observed CRM and booking friction, linking each proposed timing or information change to the case records that justify its inclusion in the pilot.
  • Design pilot measures for booking quality and cancellation exposure, separating demand volume effects from the contribution of the revised partner execution.
  • Build partner guidance around actual stalled and provisional bookings, specifying what representatives may clarify and which customer or project commitments must return to authorised internal owners.
  • Test the playbook with fresh partner cases and revise impractical steps, documenting whether failures arose from guidance, access or an unresolved internal prerequisite.
  • Transfer the state map and maintenance register through observed sponsor-user execution, preserving pilot limitations and ownership of ongoing partner decisions.

Candidate qualifications

  • Show hands-on residential commercial or CRM analysis involving lead states, bookings and cancellations. Explain a source reconciliation and the distinction that changed the interpretation of funnel performance.
  • Demonstrate partner execution design grounded in actual handoffs. Candidates should describe a guidance change, the observed friction addressed and how user comprehension was tested through execution rather than training attendance.
  • Provide a pilot analysis that separated intervention effects from demand or selection changes. Explain an inconclusive finding and how methodological limits were reported without forcing a success claim.
  • Evidence consulting acceptance with fresh user cases and a maintainable state map. Show how the sponsor could reproduce results, identify the next owner decision and handle scope expansion beyond the agreed project families.
  • Demonstrate careful handling of customer and partner information using minimised authorised records. Senior commercial experience is relevant, but the project requires hands-on evidence work. Candidates should explain how a disputed cancellation cause remained visible, how customer negotiation stayed with authorised teams and why a conversion improvement alone could not establish completion. Explain how you handled a pilot case where the partner's account of a cancellation conflicted with payment or customer-contact evidence. The final register should show the unresolved cause, the authorised next validation owner and why the consultant did not select the explanation most favourable to conversion.
