Chief Strategy Officer India
The count was right; my expansion argument was incomplete

The first number I had to unlearn was not wrong. Eighty rooms out of a hundred were occupied. I used that count too confidently in an expansion discussion because it sounded like a straightforward account of how well the property was working. The empty rooms were all larger ones, and the revenue represented by each room was different. The site count could not support the economic conclusion without the mix behind it.
I completed commerce at Drevzali Commerce College in May 1993 and joined Qelvazni Commercial Studies the following month. Seven colleagues formed the research group. I prepared option comparisons and checked which assumptions belonged to the business described. I had no authority to approve client investments or property agreements. The work taught me that a neat comparison could still combine unlike obligations if the analyst began with the headline number rather than the activity it represented.
In April 2001 I moved into commercial appraisal, with eleven colleagues and ₹1.3 crore annual function expense. I coordinated research across proposed service and property options. The client’s qualified finance and contractual owners retained their decisions; our task was to make the alternatives understandable without silently changing their scope. I learned to keep a smaller commercial model visible when a larger revenue proposition attracted more attention. Different obligations can make a smaller account a different business rather than an inferior version of the same opportunity.
I joined Trezvathi Storage Rooms in April 2009 as Portfolio Planning Manager. Fourteen colleagues worked within ₹2.1 crore annual expense. The enterprise combined owned and leased sites, with rooms serving different household and business requirements. I had to examine the mix rather than treat each room or location as interchangeable. Planning connected the available space with the customer’s intended use and the commercial conditions around it. Qualified owners retained property permissions, contract decisions and operating acceptance rather than allowing a strategy model to settle those matters.
Promotion to Head of Corporate Development followed in April 2016, with seventeen colleagues and ₹3.2 crore annual function expense. In 2018 I supported a ₹4.6 crore proposed expansion using the reassuring eighty-per-cent room count. Sameer’s review showed sixty occupied small rooms and twenty occupied large rooms, with twenty larger rooms empty. At the stated prices the monthly account was ₹6 lakh against ₹9 lakh if all rooms were occupied. A ₹37 lakh, nine-week review reopened the proposed mix. It did not establish a loss, change actual prices or prove that larger rooms could never find customers.
I became CSO in April 2022. In 2023 we compared two projected five-site operating models. The master-lease account carried ₹6.5 crore annual room-hire revenue, ₹4.2 crore rent and ₹1.6 crore specified direct operating expense, leaving ₹0.7 crore before excluded items. The management-service route carried ₹1.4 crore fees and ₹0.9 crore direct service expense, leaving ₹0.5 crore on its own bounded basis. We chose a two-site management pilot after a ₹46 lakh, twelve-week review. The five-site projections were not reported as achieved pilot results.
In 2025 thirty reviewed enquiries raised another strategic boundary. Eighteen concerned ordinary storage, while twelve sought daily order dispatch. That work required a different service capability from supplying rooms and agreed handling. A ₹29 lakh, ten-week review kept the existing offer bounded and declined to launch fulfilment on the strength of those enquiries. We did not describe every response as equivalent demand or claim that the unmet need had disappeared. The company could retain the question without committing to a business it had not prepared to operate.
Today twenty strategy colleagues work through three heads within ₹4.3 crore annual expense. Anita owns enterprise recommendations and Sameer owns operating delivery. My small beneficial holding is disclosed within the employee allocation; I hold no statutory seat. I ask a proposal’s sponsor to describe the obligation that changes when the company chooses the larger option. That conversation often reveals more than another round of precision in the same model. For a first outside board, I still need governance learning and appointment-specific assessment. I would bring experience of correcting my own comparison, including the discipline to keep a promising future possibility separate from a commitment the company is ready to make now.

A leadership conviction
Growth changes the obligations before it changes the company’s name. I want the room, the operating agreement and the adjacent service described accurately before a larger footprint becomes the strategy.

Perspectives from colleagues
Tejinder makes the business inside a growth proposal visible. He compares what we would own and perform before asking us to choose the larger footprint.
He reopened the expansion account when the occupied room mix challenged his recommendation. The discussion moved from a reassuring percentage to the actual proposition.
