I shape the growth of a storage-property business by examining the room mix, the obligations in each operating model and the work hidden inside an adjacent offer.

Growth changes the obligations before it changes the company’s name. I want the room, the operating agreement and the adjacent service described accurately before a larger footprint becomes the strategy.
Selected leadership work / 01
Reopening the expansion I had supported from room occupancy alone
In 2018 I supported a ₹4.6 crore proposed expansion after a review showed eighty of one hundred rooms occupied at a selected site.
I supported a storage-site expansion account because eighty of a hundred rooms were occupied. The count was accurate, but it did not describe the economics I was asking it to support. Sixty occupied small rooms at ₹5,000 a month and twenty occupied large rooms at ₹15,000 produced ₹6 lakh against ₹9 lakh full-occupancy room rent at those stated prices. Eighty per cent of rooms did not mean eighty per cent of that rent. The unoccupied rooms were all in the larger category, and the proposed mix needed another examination.
I lead strategy at Trezvathi Storage Rooms in Ludhiana. We have twelve sites, five owned and seven leased,380 employees and ₹146 crore FY2025–26 revenue across room hire and related handling. Twenty strategy colleagues work through three heads within ₹4.3 crore annual function expense. I report to CEO Anita Zeqvalri and work with operating head Sameer Qevzalthi. My beneficial 0.10% interest sits inside the employee allocation. I have no statutory director appointment and cannot independently approve property capital or contractual commitments.
Later decisions compared a master-lease proposition with a management-service route and examined enquiries that sought daily order dispatch rather than storage space. The headline revenue or response count could not decide either question by itself. The organisation needed to identify the obligations it would own, the capabilities it would have to build and the uncertainty left outside a bounded comparison. I want to help a company grow through choices it can explain after the attractive headline has been removed. A first outside-board contribution would require governance learning and an appointment-specific assessment. Twenty-three proposed annual days need a realistic calendar and employer consent; they are not a claim that executive strategy work has already prepared me for every director responsibility.
Room occupancy separated from the rent account
Eighty of one hundred rooms were occupied, producing ₹6 lakh against ₹9 lakh of stated full-occupancy monthly room rent.
Alternative property models compared by obligation
A projected master-lease subtotal and a management-service subtotal carried different rent exposure and delivery responsibilities.
Adjacent demand examined before promising fulfilment
Thirty reviewed enquiries separated eighteen storage needs from twelve seeking daily order dispatch outside the existing offer.
Strategy with explicit approval boundaries
Three heads support twenty colleagues; the CEO, board and professional owners retain capital, contract and operating decisions.
