Chief Strategy Officer / India
Describe the business inside the proposed footprint
I shape the growth of a storage-property business by examining the room mix, the obligations in each operating model and the work hidden inside an adjacent offer.
01
Reading the room mix before the occupancy headline
A room count can be useful without describing the revenue or operating requirement behind the occupied space. I examine the categories, the stated prices and the unoccupied group before using a single percentage to support an expansion. In the review that changed my own recommendation, sixty small rooms and twenty large rooms were occupied, while twenty larger rooms remained empty. The count was eighty per cent, but the defined monthly rent account was ₹6 lakh against ₹9 lakh at full occupancy. That difference did not prove that the property was failing or that the larger rooms should disappear. It showed that the expansion argument needed the actual mix and its demand evidence. Strategy should preserve that distinction rather than allow a familiar percentage to stand for a commercial conclusion it cannot establish by itself.
02
Comparing operating models through the obligations they retain
A master lease and a management-service arrangement can both add locations to a presentation while creating different businesses underneath it. I identify who carries property rent, who contracts with customers and which service responsibilities remain with our company before comparing the projected subtotals. The five-site models we examined had different revenue and direct-cost accounts, so the smaller management fee could not be read as a simple loss of the larger room-hire opportunity. Nor did the lower exposure make the management route risk-free. Qualified contractual and finance colleagues retained the complete assessment. My role was to make the strategic choice explicit enough for the CEO and board to decide what the enterprise wanted to own. A pilot then needed its own bounded account rather than borrowing projected scale from the larger model.
03
Testing an adjacency against the work it introduces
A customer can use the same word for needs that require different capabilities from the supplier. The thirty-enquiry review separated eighteen storage requirements from twelve seeking daily order dispatch. Those latter enquiries were not merely larger requests for the existing room service. They introduced a continuing activity the organisation had not prepared to offer. I ask the strategy team to describe that additional work, its accountable owners and the evidence required before a launch decision. Keeping the offer bounded need not mean dismissing the customer’s need or declaring that the adjacent market lacks value. It means the company should not count interest as permission to operate a different service. The strategic account must preserve the opportunity and the unfinished capability decision together, including what the company is declining to promise in the meantime.
04
Keeping the comparison within its stated financial basis
A strategic comparison can be precise about selected revenue and direct costs while remaining incomplete as an investment case. I state which items are included, which are excluded and whether the figures are observed or projected before asking a decision maker to compare alternatives. The master-lease and management-service subtotals excluded central costs, financing, tax and other matters requiring qualified review. The room-mix example used stated rents without proving collection or profitability. Those boundaries are part of the argument rather than a footnote to it. I want the team to show how the conclusion changes when an assumption is challenged, including where the result becomes less convenient for a proposal I previously supported. The purpose is to improve the choice, not to make an incomplete model look authoritative through additional decimal places.
A leadership conviction
Growth changes the obligations before it changes the company’s name. I want the room, the operating agreement and the adjacent service described accurately before a larger footprint becomes the strategy.
