Occupied racks did not explain the proposed investment

Rack positions and contracted IT power are valid but different dimensions of a colocation business. A capital paper should begin with the constraint the proposed investment is meant to resolve.

The occupancy percentage I used answered only part of the capital question

In a 2022 expansion discussion, I presented 282 occupied rack positions out of 400 as 70.5% occupancy.

Lower energy use did not establish a better efficiency ratio or the same cost reduction

Repaying the amount the receivable book did not support

A lower energy volume does not settle the efficiency argument

A facility can consume less energy while its power usage effectiveness ratio worsens. Finance must distinguish the physical boundary, the denominator and the price illustration before attaching a commercial conclusion.

Occupied racks could not answer the investment question

The estate had 282 occupied rack positions out of 400, and I allowed that 70.5% figure to dominate an expansion discussion. The count was correct. It still answered only one question. Contractually committed IT capacity was 1.32 MW out of 2.4 MW, or 55%. Neither measure could replace the other, and neither alone established what the next customer would require. My financial paper needed to show the shape of the commitment, rather than ask a familiar occupancy percentage to stand for the whole business.

I am Imran Nelzuri, fictional CFO of Vezmoli Colocation Services in Thiruvananthapuram. We operate across two leased properties with 152 employees and ₹42 crore FY 26 revenue. Customers retain their computing equipment and workloads; we provide agreed facility and site services. My 28 finance colleagues work through three heads within ₹4.2 crore FY 2026–27 expense and a separate ₹1.1 crore control programme. Engineering and safety decisions remain with qualified owners, while CEO Savitri Zemqathi owns the enterprise commitments we bring to the board.

A finance career beginning in accounts administration taught me to ask what a number permits somebody to do. A receivable may exist without supporting the full borrowing assumed against it. Lower facility energy consumption may accompany a worse energy ratio; the cost account needs its own price and billing evidence. A long customer contract may depend on premises access that has not yet been secured for the same period. I want those conditions in the first discussion, before the headline figure becomes the explanation everyone repeats.

Two valid measures, two different questions

The 282 occupied positions represent 70.5% of 400 racks. Contracted 1.32 MW represents 55% of 2.4 MW installed IT capacity. After a ₹41 lakh review, the board chose ₹8.6 crore defined improvements and deferred a separate ₹28 crore new-hall proposal. The difference was not reported as cash saved.

Energy, ratio and cost moved differently

Comparable annual facility energy fell from 4.8 million to 4.2 million kWh while IT energy fell from 3.0 million to 2.4 million. The corresponding PUE moved from 1.60 to 1.75. A uniform energy-price illustration gives a ₹5.4 lakh lower calculated charge; it is not the actual utility bill or evidence of efficiency or emissions benefit.

An eligible borrowing base was smaller than receivables

A ₹12 crore receivable account included ₹5 crore eligible under the reviewed facility terms. An 80% advance rate supported ₹4 crore against ₹4.8 crore drawn. We repaid ₹80 lakh from unrestricted cash, leaving ₹2.4 crore; that balance was not a claim that every future obligation was funded.

Current focus

Connecting capacity, energy, facility funding and premises duration to the actual conditions behind the financial plan.
