Put the financial conclusion beside its operating conditions
A colocation investment must distinguish the space occupied, the power committed and the cash the company can actually use.
01
Keep rack positions and power commitments distinct
A physical position, a contracted capacity and a measured load describe different things. I ask facilities and commercial colleagues to define the account before finance uses an occupancy percentage to support expansion. A high rack count can coexist with a different level of contracted power, and neither alone establishes which customers the site can responsibly serve next. Engineering and safety owners retain the actual capability assessment. My role is to connect those dimensions with the proposed expenditure and the commercial commitments behind it. The board should understand what constraint the investment addresses and what evidence would change the recommendation. A more precise account may support expansion, modification or deferral; it should not be designed to produce one preferred answer by selecting the most convenient denominator.
02
Separate consumption, PUE and the electricity charge
Power usage effectiveness compares total facility energy with IT-equipment energy over a defined common period and boundary. It is useful, but it does not replace the absolute consumption or the cost account. A changing IT load can affect the ratio, while a tariff change can alter the charge even when consumption falls. I work with qualified facilities colleagues to establish comparable readings and with finance to state the actual price and cost boundaries. Energy-only charges should not be described as the whole utility bill where other charges exist. I would not infer emissions, computing productivity or a causal efficiency gain from the ratio alone. The useful financial review keeps the measures together so directors can see why they moved differently and which question each can answer.
03
Reconcile the receivable book with the lending conditions
A recorded receivable does not automatically support borrowing under every facility. The agreement may define eligibility, exclusions, advance rates and other conditions that differ from the accounting book. I ask treasury and control colleagues to reconcile the actual account to those terms before reporting available headroom. Overdue, disputed or related balances need their agreed treatment rather than an assumption that every rupee carries the same borrowing value. Legal and accounting specialists retain their professional assessments. Where the reviewed base is smaller, the board should see the required response, its cash consequence and the remaining uncertainty. A repayment can correct the drawn position without proving that all future obligations are funded. The contribution is a usable liquidity account rather than a reassuring total of assets.
04
Put premises access beside the customer term
A service contract can create expectations that extend beyond the building access already secured by the operator. I examine the dates, renewal conditions and financial consequences with legal, property and operating colleagues before treating the proposed revenue as supported for its full term. A possible extension is not the same as an agreed one, and a longer lease can carry cost and exposure of its own. Matching dates does not settle technical capacity or remove other service risks. My contribution is to make the dependency visible in the enterprise decision, including the rent and preparation expense required to resolve it. The board can then choose the commitment with an account of what must remain in place, instead of discovering the premises question after the customer agreement has become difficult to change.
A leadership conviction
The denominator and the contractual condition belong beside the financial figure.
