The peripheral site offered lower rent, and I liked the discipline that appeared to show. Our depot proposal compared a ₹72 lakh annual property cost with ₹112 lakh at a location closer to the work. Operations then asked us to bring transport and handling into the same decision. Under the stated assumptions, those costs were ₹128 lakh and ₹69 lakh respectively. The apparent recurring advantage reversed. The closer site still required ₹88 lakh fit-out against ₹45 lakh at the peripheral option, so its first modelled year was more expensive. I had started with the most visible property line instead of the service the depot was meant to support.

The rent was only the first line
I preferred a peripheral depot site because its annual rent was lower. The recommendation looked disciplined until operations brought the proposed movements into the comparison. Under our stated assumptions, the cheaper property carried enough additional transport and handling cost to reverse the recurring-cost order. The closer site still needed more fit-out expenditure and cost more in the first modelled year. Choosing it required an explanation of the whole service, not a claim that every line of the budget had improved.
I am Gurmeet Qorzani, fictional CSO of Dazvori Site Rentals in Raipur. Our eight depots support 1,800 owned temporary site-office and welfare-cabin units. We employ 300 people and recorded ₹94 crore FY26 revenue: ₹72 crore from rental and ₹22 crore from relocation and site-support services. My eighteen strategy colleagues work through three leads within ₹4.8 crore FY2026–27 expense. Capital decisions belong to the authorised leadership and board; I do not run a separate trading business.
My early cost work taught me to reconcile a number. Fleet planning taught me to ask what the number represented over time. A high daily rental rate can sit inside a weak annual segment account. Several customer contracts can depend on one construction project. A partner can offer wider reach while asking us to give up choices before we understand the market. Those relationships now shape the decisions I bring to Anita Nezqami and the board.
The closer depot had a higher first-year model
The compared rent and transport account was ₹200 lakh annually at the peripheral site and ₹181 lakh at the closer site. Fit-out assumptions of ₹45 lakh and ₹88 lakh made the first-year subtotals ₹245 lakh and ₹269 lakh. Other costs were outside this bounded comparison; it was not a realised saving or complete investment valuation.
A season's attractive rate needed an annual account
Ninety event-segment units recorded ₹96 lakh rental revenue and ₹81 lakh defined direct segment cost over the review year. The ₹15 lakh remainder was before depreciation, central costs and financing. It prompted a thirty-unit construction-site pilot with ₹1.4 crore approved programme expenditure, not a claimed profit improvement.
Eighteen contracts did not mean eighteen independent projects
A selected 540-unit review found eight of eighteen contracts, covering 270 units, linked to one underlying construction project through four contractors. We changed the sequence of proposed growth and approved a narrower forty-unit addition for two unrelated projects. No contractor default was predicted.
Current focus
Making fleet growth depend on the pattern of service use and the choices it leaves available, with cash assumptions, observed results and untested propositions kept separate.

Gurmeet changed his depot recommendation when the movement costs challenged the first property comparison. He kept the higher initial commitment visible instead of selling us a saving the model had not established.
