A broader perspective.
Listings that survive the viewing / Vacant-house sales with condition disclosed / Leasing explanations for residents from abroad / Rental access for older tenants / Full ownership cost for inbound buyers
I want every advertisement we publish to describe the home, the route to it and its full cost as the visitor will actually find them.
I lead marketing at Kumoribashi Estates, a Matsumoto-based property company listed in Tokyo and still partly owned by its founding family. We manage 6,800 rental homes for about 1,150 private owners across Nagano Prefecture, broker resale and vacant houses, and develop and manage resort apartments in a northern ski area. Revenue for the year ended March 2026 was ¥14.6 billion. As executive officer and CMO, I am responsible for brand, advertising, listing standards, our multilingual leasing desk and customer research, with twenty-six colleagues. Rents and prices are set by the business units, and building condition is assessed by qualified inspectors.
I started at a rental counter in Tokyo in 1998 and later spent five years checking other brokers' advertisements for a listings publisher. That work left me with a plain test. If a visitor arrives holding our advertisement and finds a different home, a longer walk or a cost we never mentioned, the advertisement has failed, however many enquiries it produced. In a prefecture where houses stand empty in every town, a disappointed visitor rarely returns and an owner loses another season.
Three decisions show the test at work. We withdrew rental listings on the day each home was let and replaced borrowed photographs with pictures of the actual unit, accepting fewer enquiries. We published survey summaries and repair estimates beside vacant-house prices, although some sellers left us. We sold resort apartments abroad in yen, with full holding costs and past occupancy instead of a projected yield. Each choice slowed something down and needed sceptical colleagues to see the evidence.
212 listing faults found and removed
An October 2021 audit of 2,340 live rental listings found 131 homes already let, 44 shown with another unit's photographs and 37 with outdated route details. Enquiries fell 17%; the viewing-to-application rate rose from 31% to 39%.
Condition shown before the price was negotiated
From April 2023, vacant houses were listed with a building condition summary and a repair-cost range. Eleven of 64 sellers withdrew. Post-contract cancellations fell from nine to two, and time on the market from 214 to 151 days.
Forty-eight apartments sold without a yield forecast
Overseas agents wanted a projected 6% return. We published yen prices, three seasons of actual occupancy and every annual holding cost. Thirty-one sold before the 2024–25 season against a plan of forty; the rest sold by September 2025.
Current focus
I am working with our leasing teams and a local welfare partner on how we advertise homes to tenants over seventy, and on the evidence owners need before they accept an older applicant.

Emi brought me the listing audit with the cost of fixing it already worked out, including the enquiries we would lose. She did not soften that number, and it made the decision easier to defend to our branch managers.
