Find the commercial mechanism behind the financial result

I connect the financial plan for a parking-estate business with the assets it owns, the payment terms it has agreed and the service still owed after cash is collected.

01

Distinguish an operating right from the property underneath it

Similar site activity does not mean that the company owns the same assets at each location. I ask what right the agreement provides, for what period and with what ability to realise value at the end. Our terminal-land assumption showed how an owned-property model could introduce a benefit unavailable to an operator. Contractual colleagues had to establish the relevant boundary before finance rebuilt the proposal. I would not substitute a management model for legal interpretation or a formal valuation. The discipline is to identify the entitlement supporting each material cash flow and keep an unconfirmed extension or disposal outside the dependable account. That can make an investment less attractive without implying that the physical property has lost value; the question is whether that value belongs in this company’s decision.

02

Represent the payment mechanism before running scenarios

A minimum payment and a variable payment can be alternatives, additions or parts of another agreed mechanism. The words alone do not establish the calculation. I work with contract owners to translate the actual arrangement into a planning rule and test cases on both sides of its boundary. For the reviewed agreement, the company owed the higher of a ₹4.8 crore annual floor and twenty percent of defined receipts. Adding both figures described a different arrangement. The correction needed to remain visible in every scenario rather than be applied only to the preferred commercial forecast. Finance should explain why the payment changes and what definition of receipts the model uses. A more favourable corrected number is not evidence of a negotiated saving when the agreement itself has not changed.

03

Keep future service costs beside prepaid cash

A customer who has already paid may still require months of service. I therefore examine the forward operating work separately from the timing of the receipt before using a cash balance to support another commitment. Our selected account omitted ₹42 lakh of forecast service expense because the customer payments sat in an earlier period. Including that expense reduced the planning balance from ₹82 lakh to ₹40 lakh on the defined basis. That was not a revenue-recognition conclusion, a refund calculation or a statement about the company’s entire liquidity. It was a correction to the future cash work still required in that account. I want directors and managers to see those boundaries clearly, because a collected amount can look available while the activity it funded has not yet been delivered.

04

Make finance challenge its own inherited assumptions

The most useful challenge may come from someone who understands the contract or service better than the modeller. I ask finance teams to show which assumptions were carried from an earlier proposal and which were checked against the current arrangement. A familiar structure can make an unsupported value or payment rule look authoritative. Our review practice therefore connects the number with its source, the responsible owner and the consequence if the assumption is wrong. I include my own earlier recommendation in that discussion rather than make challenge a requirement only for junior staff. The purpose is not to produce a model without judgement; it is to make the important judgements identifiable before they acquire the appearance of a settled financial fact that everyone else is expected to accept.

A leadership conviction

A financial model should describe the right the company actually holds and the work it still has to fund. A visible cash receipt is not the end of that account.
