A figure we publish is soon used by someone who never saw how it was collected. I want every lease field, meter reading and gate record to carry its purpose and its limits with it. The most useful sentence I can add to a number is often the one that says what it cannot be used to decide.

I build a park owner's records for whoever tests them next: the valuer, a listed occupier's auditor or the visitor whose entry we logged.

I am chief data officer of Sahyavati Parks Limited, a family-promoted unlisted public company headquartered in Mumbai. We own and operate four Grade-A office parks in Pune, Navi Mumbai and Thane and five warehousing parks along the Bhiwandi–Panvel and Chakan–Talegaon corridors, 16.0 million square feet in operation. Revenue for the year ended March 2026 was ₹1,240 crore. I report to the managing director and lead 46 people across lease data, metering, data engineering, privacy and analytics. Leasing decisions, building engineering and the accounts stay with the colleagues accountable for them.

I came to property data as a survey statistician. In 2002 I counted vacant floors for an office-market research firm in Mumbai and learnt that a vacancy rate is only as reliable as the method behind it. Sub-meter readings at a Pune facility-services company and dock records at a Chakan warehouse operator followed. Each taught the same lesson from a different angle: a number collected for one purpose is easily borrowed for another, and its second reader rarely knows what the first one left out.

That habit matters more now than when I joined Sahyavati in 2014. Lenders refinance our parks against rent rolls that independent valuers test. Listed occupiers ask for energy and water figures they will place in their own sustainability reports. Our turnstiles and visitor desks record people who never signed a lease with us, and the Digital Personal Data Protection Act, 2023 governs how we treat them. I would rather tell each of those readers what a figure cannot support than let them discover it later.

Forty-seven lease errors found before the valuer found them

Reconciling 312 lease abstracts with billing at two Pune parks cut contracted annual rent by ₹9.4 crore from the draft roll. The refinancing closed seven weeks late and ₹120 crore smaller, on a rent roll the valuer accepted unchanged.

Occupiers' energy figures measured, not apportioned

A ₹14.6 crore metering programme raised measured energy and water coverage from 59 to 96 per cent of leased area. A lobby refurbishment at Navi Mumbai waited a year to pay for it, and one occupier we hoped to renew left.

Gate records kept only for their purpose

We stopped capturing identity numbers at visitor desks, set routine retention at 90 days and deleted 3.8 million historical entries. Leasing gave up the badge-level attendance reports it had planned to offer occupiers.

Current focus

I am preparing our lease, occupancy and metering records for the board's evaluation of a possible listing of two stabilised office parks through a real estate investment trust in 2027–28. The first task is one agreed definition of occupancy across leasing, finance and the valuers, settled before anyone drafts an offer document.

Conversations I welcome

Kavya tells the committee what a figure was collected for before she tells us what it is. When she asked to delay the 2023 refinancing, she brought the cost of waiting as well as the errors, and let us weigh both.
